 DeLUX Team Realty, Inc. of Denver, Castle Rock and Highlands Ranch, Colorado | We're several weeks past the closing and sale of our house in Littleton Colorado. Aside from some of the usual post-closing paperwork and refunds, everything has been completed. This is a good time to provide some feedback and testimonial.
My wife and I decided to begin the process of selling our house in early 2007. This was just before various housing market concerns started hitting national news, and a few months before the effects began hitting our local market. This was our first home, and we decided to use the agent that helped us purchase the house.
We began initial preparations, and had the house listed around the first part of April 2007. We had our first offer in mid May, but negotiations broke down after the inspection. Amidst this, there was confusion about a sewer line inspection performed on behalf of the buyer. We never received the report and our agent didn't inform or direct us well. Did we have a 10k sewer problem?
We stuck with the agent for about 10 months (8 months listed) until Dec 4th. We received one more offer that didn't work out. During that time, we continued to lower the listing price. However, in hindsight, we were lowering too little too late. We were not well informed, and our agent was not 'high octane' as Dave Ramsey says.
We were pretty frustrated by November. We started listening to Dave's show some time in the fall. We decided to change agents and figured the ELP program was as good a place as any to find someone. We filled out the form online and within 24 hours we were already talking to the Lux team.
We signed with them in early December. They spent the time to help us really understand the current state of the market and woke us up. They also made strong recommendations about things we needed to repair in the house, and they had us scope the sewer to clear up that issue. It turns out nothing was wrong there!
After facing reality, and spending some money to repair and replace necessary items we relisted on Jan 3rd 2008. We had regular showings and an offer came 13 days later on January 16th. Tony worked closely with us and was very helpful through the offer negotiations. We closed on February 27th, free to move on with our lives.
The Lux team was truly a group of 'high octane' realtors. They kept us well informed whether the news was good or bad. They directed us well without forcing us to doanything. They achieved fast results in a tough market. We should have chosen them back in the Spring!
